In recent years, Greater Vancouver has re-zoned a number of corridors and areas to establish higher density to alleviate the housing-supply crisis. Approximately 70% of the land in Greater Vancouver is single-family housing but it only houses 30% of the population. In order to increase housing supply and make housing more affordable, many single-family homes have been re-zoned for higher density use. Typically, a land assembly will involve a number of neighboring homes being sold together to a single developer in order to re-develop the land to its highest and best use, such as high-rise or low-rise condos, or townhomes.


Selling a land assembly is very challenging as you have many different owners and tenants that live on these properties with different needs and at different stages in their life. It is a challenge to reconcile these competing interests to package a successful land assembly.
